Guizzetti Developments planning new projects for Richmond Hill, Ontario

Guizzetti Developments is currently planning 814,000 square feet of development at 9076 and 9612 Yonge St. in Richmond Hill, Ont.

Both projects, which are being designed by Turner Fleisher Architects Inc., will aim to earn LEED Gold certification.

The 9076 Yonge St. project will include two 15-storey residential condominium buildings, with retail space in both structures.

Between the two buildings there will be 247,000 square feet of residential space and 22,185 square feet of retail space.

The total gross floor area will be 269,343 square feet.

The buildings will also include four-storeys of underground parking, with a total of 500 parking stalls.

Mechanical, electrical and structural design consultants are currently being retained for the project.

The 9612 Yonge St. project will include three buildings.

Two buildings will be 15-storey condos with retail on the ground floors. The third building will be an eight-storey condo for seniors.

Plans call for three storeys of underground parking. The total number of parking stalls has not yet been determined.

The combined gross floor area of all three buildings is approximately 545,000 square feet.

Budgets have not yet been determined for either project.

Both projects will require approvals from the municipality.

9076 Yonge St. requires site plan approval, which is anticipated for April 2010. 9612 Yonge Street requires zoning and official plan amendment approvals.

Applications for zoning and official plan amendments are currently being revised by Guizzetti Developments.

Drawings for both locations are in a preliminary stage.

Sales and marketing has not yet begun. Phasing for the projects will be determined by the progress of the sales and marketing.
